At Hayes & Partners, our services after Building Regulations approval include detailed specifications, preparation of tender packages, contract administration, site inspections, through to snagging and defects inspections post completion.
Detailed specifications include schedules, room layouts and key details unique to your project which aren’t essential for Building Regulations but are often required by Contractors to ensure the project is delivered to suit your requirements.
During the tender phase we package technical drawings, schedules and specifications into a comprehensive tender package including a Schedule of Works or Bill of Quantities provided by a Quantity Surveyor. The tender package is then issued to multiple contractors and enables them to provide an accurate cost for the build, which can be directly and fairly compared to other contractors costs. This formal process ensures competitive pricing and quality.
Our contract administration service includes checking the works are in accordance with the drawings, contract and agreed programme and gives us the authority to instruct remedial action if required. We manage requests for information (RFI’s), client changes, and certify payments. We also conduct regular site inspections and site progress meetings to review progress, discuss any decisions that need to be made and address any technical queries. This encourages communication among all parties facilitating cost control and timely project delivery.
As part of our contract admin, as construction nears completion we compile a snagging list having undertaken a systematic inspection of apparent defects, outstanding items or imperfections in the build before Practical Completion and handover.
We also undertake Defects inspections, typically 12 months after Practical Completion to identify any defects in the completed project that have become apparent since Practical Completion. The contractor is responsible for rectifying the listed defects, often within a set timeframe, before the final retention of the Contract sum is released.
If we have undertaken regular site inspections we can provide a Professional Consultant’s Certificate or Architect’s Certificate to certify that the works have been undertaken broadly in accordance with the drawings.
