Working with Protected Species

Protected Species Surveys are required for all agricultural conversions, where existing buildings are to be demolished or where the proposed works are within 200m of a pond.

 

Heron Crag – Replacement Dwelling

Bat license application. Fly zone for brown long eared bats where accommodated in a loft over a new detached garage. Additional features such as raised pitch and ridge tiles were incorporated in the roof construction of the new house.

 

Bingley Lane Farm – Renovation and Extension of Derelict Farmhouse

A protected species report was required to support the planning application as the building had been empty for more than 2 years.

A fly zone was designated in the vaulted space above the main living space as part of the planning conditions. As this vaulted ceiling was the main feature of the extension, Hayes and Partners negotiated with the bat specialist to relocate the bat accommodation in a separate outbuilding.

Moor Hall Farm – Barn Conversion

Bat license application. Fly zone for brown long eared bats was accommodated in the roof space over two of the bedrooms.

 

Hill Moor Farm – Barn Conversions

Bat license application. Fly zone was required for brown long eared bats, accommodated in the roof space of a new-build garage block. The design of the building, with the incorporation of bat friendly features, was agreed with the protected species consultant before and during construction.

Shepherd’s Fold Drive – Contamination Investigation

Outline planning application for 73 houses. Great Crested Newt license was required before the boreholes could be dug to carry out soil investigation/contamination survey.

 

The Hollies – Replacement Dwelling

Bat license application. Fly zone for the bats was accommodated over an oak frame car port. This had to be completed before the existing buildings could be demolished.
